Buy It Right
With multifamily property, we aim to ‘buy it right’. Our objective is to acquire high-quality real estate at a disciplined and attractive basis.
Under this pillar, we also focus exclusively on A- and B-class submarkets within primary and secondary cities across our core Midwest and Southeast markets. This includes major metros across Texas, North Carolina, South Carolina, Illinois, Wisconsin, Indiana and Ohio.
We target submarkets where the per capita income is $55,000 and above.
Finance It Right
When it comes to the capital structures of our properties, we aim to ‘finance it right’.
Our financing strategy emphasizes stability and downside protection.
We primarily use fixed-rate, interest-only loans at modest leverage levels (55–67% LTV) and longer-term maturities of 7 to 10 years. We predominantly finance through Freddie Mac and Fannie Mae, with opportunistic use of HUD and life insurance company debt for extended-duration capital.
At Brancucci Capital Partners, we believe that if we manage and mitigate the downside risk of any individual deal, then upside and profits will naturally follow.
Manage It Right
Once a property is acquired, we aim to ‘manage it right’.
We partner with trusted third-party property management firms while maintaining active oversight through our internal asset management team. Brancucci Capital Partners personally screens, interviews, and hires all onsite lead managers at our properties, recognizing that site leadership is a critical driver of performance. As such, we do not outsource the selection of onsite management.
In addition, we employ disciplined budgeting, rigorous expense management, and regular site visit processes to ensure operational efficiency and drive long-term value for our investors
